Please find below a useful checklist to help you achieve a smooth and efficient purchase.
Once the purchase price has been agreed (and any other matters), you will need to appoint an advocate to act on your behalf. This is an important step and will ensure that matters proceed swiftly. If you do not have an advocate Livingroom will be more than happy to recommend differing firms to suit your needs.
We would recommend instructing a surveyor to provide a survey on your proposed property and as their lead times can often vary, you will usually need to allow at least one week for them to complete the survey and produce a report for you. If you do not already know a surveyor, Livingroom will be more than happy to recommend differing firms to suit your needs in conjunction with your finance provider.
Your mortgage lender, finance house, accountant or advisor should be advised of your intending purchase.
You should consider whether your life insurance policies are in place. If not seek professional advice.
If you are borrowing any funds, it is essential that all financial "offer" letters are clear and precise and that arrangements for funds are either active or previously arranged.
Remember that on or before your scheduled "operative date" (normally fourteen working days from the date of an agreed offer) you will be required to place a 10% deposit of the full purchase price.
Ensure your funds are available for this date.
If you have any further queries, please contact Livingroom where we will be happy to answer any questions you may have.
