The details of permissible business activities for estate agents are listed below.
Activities to enable listing, viewing, survey, sale and rental of property may be carried out under certain strict conditions limiting contact with householders, and only with the householder’s agreement.
They may be carried out on condition that any visits shall be conducted:
By either no more than one person (or two members of the same household);
That such visits should be conducted under strict hygiene requirements,
including the ventilation of the property;
The property has been fully vacant for seven days prior to any visits;
or If the property is inhabited that:
No one living in the household is symptomatic or has had symptoms in the last 48 hours, under a compulsory isolation order or awaiting results of testing for Covid-19;
No member of the household is considered medically vulnerable; and
No member of the household is present in the house during any necessary visit.
Property and estate agents are encouraged to use video facilities in order to reduce the need for in-person visits where possible.
Once an appointment has been scheduled, viewers/vendors/landlords and any existing tenants will be sent a PDF outlining business protocol.
Each individual will be required to acknowledge they have read an understood our terms 24hrs prior to an appointment by emailing email@example.com.

In addition to following the States of Guernsey guidelines as outlined above, we have created a few answers to further potential questions.
WHY DO I NEED TO EMAIL LIVINGROOM WITH CONFIRMATION?
Email acceptance confirms that no one living in your household is symptomatic or has had symptoms in the last 48 hours, is under a compulsory isolation order or awaiting results of testing for Covid-19.
WHY IS IT PREFERRED THAT THE PROPERTY SHOULD BE VACANT FOR SEVEN DAYS PRIOR TO VIEWING?
Studies suggest that coronaviruses (including preliminary information on the COVID-19 virus) may persist on surfaces for a few hours or up to several days. If a property has been vacant for a period of in excess of one week, the virus should be dormant and therefore offers both viewers and staff greater levels of comfort.
AS AN OWNER OF A VACANT PROPERTY, CAN I GO IN FIRST BEFORE THE VIEWING?
Please don't. The longer the property has been vacant for is really important, please see above.
AS A VENDOR/LANDLORD, WHAT DO I DO WITH KEYS?
The estate agent should be the key holder and have the ability to sterilise keys that are used. Please discuss individual arrangements with our support staff.
AS A OCCUPANT, CAN I REMAIN WITHIN THE PROPERTY DURING A VIEWING/VALUATION?
The simple answer is no. If mobility/leaving the property is an issue, please do inform us prior to the appointment. If the property is tenanted, the landlord will be required to seek their tenants agreement to vacate the property and ask them to accept protocol by emailing Livingroom as stated above.
HOW DO I KNOW THAT THE PROPERTY IS SAFE TO VISIT?
All viewers and vendors must have acknowledged that they have read and understand the Government guidelines prior to the scheduled appointment which includes full disclosure if any members of the household is either symptomatic or has had symptoms in the last 48 hours. If either of these points are declared Livingroom will not undertake scheduled appointments and all site visits will be cancelled until further notice.
WHAT IF THE PROPERTY IS WITHIN A COMMUNAL BUILDING?
If the property is situated within a complex/development where communal areas are shared, care will be taken in opening communal doors and wiping surfaces for entry. Please do not touch unnecessary surfaces. When passing any residents within the development, social distancing of 2m+ should be applied.
CAN I BRING ADDITIONAL PEOPLE TO THE VIEWING?
Viewings must not happen with multiple individuals from outside of your immediate household. If relatives do not live in your immediate household, they must not attend. All decision makers (within the single household) are asked to be present on the first viewing to avoid further unnecessary exposure.
I HAVE A RELATIONSHIP WITH A PARTICULAR AGENT AT LIVINGROOM WHO IS CURRENTLY NOT WORKING, CAN I DEAL WITH ANOTHER AGENT WITHIN LIVINGROOM?
No problem at all, we all work together in a pooled working environment.
