The States of Guernsey’s latest property bulletin, covering the first quarter of 2021, has been released and the figures suggest that 2021 will be another bumper year in the property market.

Guernsey’s second lockdown, from late-January to late-March 2021, impacted the number of deals in the quarter as only the most essential transactions could get through the courts for a couple of months.

Nonetheless, 167 Local Market transactions were completed and the March total of 79 was the highest March figure since 2011.

Livingroom’s team of Guernsey property experts has been truly inundated with requests for valuations and viewings and property wish lists from prospective buyers.

The pace of the market is illustrated by the fact that the 167 transactions recorded in Q1 was 178 transactions fewer than the figure from Q4 2020.

The mix adjusted average price of a Local Market property in Q1 was £509,906, a 3.4% increase on the previous quarter, and 14.8% higher than Q1 of 2020.

The global pandemic has thrown into sharp focus just how lucky we are to live in Guernsey, and it seems that more and more people are realising it.

There were 18 Open Market transactions in the first quarter of 2021 which, while not all caused by relocations to the island, shows an active market.

This figure is higher than numbers from the first and second quarters of 2020 (17 and 16 transactions respectively) and was preceded by 39 transactions in Q4 of 2020 – a huge figure that proves the island’s popularity.
